US Wants Natural Gas As Major Auto Fuel Option

CNG has some real problems compared to gasoline in private vehicles, namely the fuel tank. I've been in a couple of these vehicles, and the main problem is that there's little or no storage space. Consumers aren't going to be too happy about that. In pickup trucks, the tank takes up about 1/3 of the cargo bed. So you can forget about carrying sheets of plywood and many other large objects. In small cars, the tank takes up the entire trunk, so you can forget about putting any luggage or groceries or anything else back there.

Basically, CNG has extremely poor energy density compared to gasoline, when you compare the size of a fuel tank versus the driving range that fuel tank gives you. The fuel is a compressed gas, which obviously isn't nearly as dense as a liquid, and because it's compressed it requires a tank with very thick, heavy-duty walls. So you end up with a giant tank consuming your whole trunk just so you can have a measly 100-mile range on CNG, when a simple 12-gallon gasoline tank gives you a 3-400 mile range. The only people here who have these vehicles are people who participated in Arizona's program back around 2000 where the state government gave them a giant discount on the cost of a car, plus a free conversion to CNG (dual-fuel; you can switch between the two). So people were buying these giant, expensive SUVs for 1/2 the normal cost, which had the spare tire replaced with a 5-gallon CNG (good for a 20-mile drive maybe) tank to qualify for this giant rebate. Other vehicles with more serious conversions of course were made too like the ones I mentioned above, but still the range wasn't that great and the tanks took up most of the useful cargo space in these vehicles.

The only way to make these vehicles practical would be to completely redesign the chasses for these giant tanks, but now you're talking about an enormous expense for the automakers, and a totally separate product line, for something that might do about as well as diesel cars have done in the USA (which is very, very bad for those who don't know). You just can't take a regular gas car and convert it to CNG with great results. At least with diesel, you can use the exact same chassis quite easily; you just need to drop in a different engine. Making CNG cars is going to be more like making electric cars (or also hybrid electric cars with very good all-electric range, a la Chevy Volt): for really good results, you'll have to make purpose-built vehicles, just like GM did with the Volt and Tesla did with their cars. Conversions using gasoline chasses just don't work out too well; you either end up with crap range because you're limited to how many batteries you can stuff into various voids in the chassis or engine compartment (which wasn't designed with these batteries in mind), or you end up with no cargo room because you've filled it with batteries (like the electric pickup trucks I've seen pictures of: they fill the cargo bed with batteries, which totally defeats the purpose of a pickup truck).

So if you're an automaker, and you'll have to spend a huge pile of cash to engineer an all-new chassis, would you rather spend that on a car that only runs on CNG (maybe with a tiny gas tank just in case the customer can't find a handy CNG station), or would you rather spend that on making a plug-in hybrid electric vehicle like the Volt that runs ~40 miles on electricity, enough for most commutes, and then has an efficient gas engine for driving cross-country, letting customers use the already-existing gasoline infrastructure?

This whole thing is just a bad idea. Electric is the way to go, hybrid at first, with some dedicated commuter cars like the Leaf, and full electric later when battery capacities are better and fast recharging options are better. The other thing our dumb government should be pushing for cities is a personal rapid transit system like SkyTran [skytran.net], which is all-electric, uses very little power, and would be perfect for shuttling commuters between suburbs and their workplaces. If they want to find something, they should be funding that instead.

Mastering the Art of Effective Business Networking ...

One of the most important things you can do in business is to network. Letting people know you exist. You are your own best ambassador and the most effective representative of your brand.

Meeting and start talking to people in a business event could feel frightening at times. Talking about your company, building relationships is part of any entrepreneur?s job whether we like it or not. Many of the behavioural principles that generally apply to relationships also apply to business. Look at it in this way: How can you let people know what you offer unless you promote yourself? A business network of contacts is both a market and a marketing method for you.

Developing and managing your business network take planning and commitment. Networking is about building trust and relationships and it?s also about helping others. Be genuine and authentic!

1. Decide what your goals are and create a plan. Ask yourself some questions: What?s the purpose of this meeting? Are you looking for new prospects? Are you seeing collaboration or a partnership? Or are you simply out to create awareness for your services or products? Be specific and consistent.

2. Visit different groups and events and get a feeling of the dynamics. Is this the right crowd for you? Do the people sound supportive of one another?

3. Become a volunteer in an organisation you like. It?s a great way to stay visible and also give back to the groups that have helped you.

4. Ask open questions. This means asking questions starting with Who, What, Where, When? Questions that cannot be answered with a simple Yes or No. This opens up the discussion and shows the others that you have a genuine interest in them.

5. Be a valuable resource for others. A good strategy for successful business networking is to help other. Ask how you can be of assistance: What can I do for you? Keep up the good work, genuinely help others and you will be known as a strong resource. People will remember to turn to you for suggestions, ideas, contacts etc. This will keep you visible for them.

6. Be clear on what it is you need and don?t be afraid of asking for help. So when you get the question ?what can I do for you??, be prepared with an answer. And remember there is an incentive for helping others: It actually makes people feel happier.

7. Take action and don?t forget to say THANK YOU! When you are given a referral, follow up quickly. Make sure you get back to people giving you the referral, thanking them. Let them know how it went. Remember that you actions and your behaviour determine future referrals.

8. Be respectful and honour your business network and you will create a priceless investment in the continuing growth of you business.

Alums Noble and Germain: Communications Pioneers ? School of ...

?

Alums Noble and Germain: Communications Pioneers

The University of Connecticut has produced more than a few ?household names? in the sciences, engineering and innovation arenas, many of them visionaries whose contributions underpin today?s leading technologies.

One of the University?s most renowned graduates is Daniel E. Noble (?29), who is widely regarded as a pioneer in mobile communications and semiconductors.

Dr. Noble, a native of Naugatuck, CT and a radio enthusiast, earned his bachelor?s degree in electrical engineering at what was then called the Connecticut State College (now UConn). He also earned his doctoral degree from the Massachusetts Institute of Technology and then returned to teach at UConn? (1924 -1940) before building a long and distinguished career at Motorola.

While at UConn, he designed, built and operated the college radio station and developed expertise in the area of FM, or frequency modulation, the technology used in mobile radios. Impressed with his work in Storrs, two Hartford radio stations sought him out and asked him to build relay stations for them. For one of the stations, Dr. Noble built one of the first FM broadcast stations.? This expertise attracted the attention of law enforcement agencies eager for better communications devices in squad cars.? Working with the Connecticut State Police, Dr. Noble developed the nation?s first two-way radio state police communications system.

This remarkable achievement also drew the attention of Paul Galvin, founder of the Galvin Manufacturing Corp., which later became Motorola Corporation.? Mr. Galvin recruited Dr. Noble in 1940 to serve as Director of Research at the Chicago manufacturing company.? Among his first challenges was to design commercial FM two-way radios for police and the U.S. Signal Corps. He also oversaw development of the Army?s SCR-300 FM Walkie-Talkie. Besides conducting groundbreaking work in field of radio communications, Motorola credits Dr. Noble with recognizing the significance of the transistor?s potential soon after it was invented in the late 1940s.

Another UConn engineering alumnus, Jack Germain, was blessed with the good fortune to work with Dr. Noble at Motorola during those heady times.? Like many of his generation, Mr. Germain was a World War II vet who took advantage of the GI Bill to earn his B.S. in electrical engineering at UConn in 1950. ?After earning his degree, he went to work immediately at Motorola as a junior engineer.? It was a time of global uncertainty.? The USSR had tested its first atomic bomb, the Korean conflict had begun, and the U.S. was still investing heavily in the manufacture of military aircraft, ships and bombs.

Emergence of the Twin V Line & Transistors

At Motorola, he was immersed in an exciting, fast-paced world of innovative ideas and opportunities.? Successive promotions landed him in the role of Chief Engineer overseeing the efforts of 3,000 engineers on a variety of transistor-less mobile radio products alongside Dr. Noble.? Mr. Germain recalls, ?When I first went to work in the early 1950?s, the auto industry was working on converting vehicle electrical systems from the original 6 volt systems to 12 volt systems.? So we had to design a radio that would work in either 6 or 12 volt cars. This was my first complex challenge and out of it came a radio system we called the Twin V line which would work in a either case with no adjustments.?

The industry was abruptly transformed by the advent of the transistor and other semi-conductors ? compact, reliable, economic and capable of a myriad of functions.? ?Up until that point,? recalls Mr. Germain, ?we had no device that would work directly off a battery.? With the invention of the transistor, we could build a transmitter and a receiver tied directly to a battery.? This setup offered significant advances in features, not the least of which was an enormous leap in reliability.? New, more capable solid state products soon followed.?

Transistors not only changed radio communications, they also laid the groundwork for today?s computers by offering an alternative to bulky vacuum tubes. In 1949, Dr. Noble established a Motorola research facility in Phoenix to carry out research on solid state electronics. The facility eventually established Motorola?s leading role in the semiconductor business.

The Dan Noble Legacy

Dr. Noble was awarded nine patents and numerous honors, including election to the National Academy of Engineering (1968) for his ?leadership in the development of a wide variety of electronic devices and systems.?? In addition, he was elected a Life Fellow of the IEEE and the Franklin Institute, was presented the WEMA Medal of Achievement, the Franklin Institute?s Stuart Ballantine Medal, the University of Connecticut Engineering Alumni Plaque, and the IEEE Edison Medal (1978).

During his distinguished career, Dr. Noble held many top positions at Motorola, including Director of Research; General Manager of the Communications Division; Vice President and Director of Motorola, Inc.; Vice President and Director in charge of the Communications Division; Group Executive Vice President and Vice Chairman of the Board and Chief Technical Officer of the Corporation. He retired from Motorola in 1970 but served as Chair of the Science Advisory Board.

Dr. Noble died in 1980. In his honor, Motorola established the Dan Noble Fellow award, the company?s highest honorary award to a technologist. It recognizes outstanding technical creativity, innovative ability and productive achievements.

Six Sigma Transforms Quality

That same year, Mr. Germain was named Motorola?s first Senior Vice President of Quality and went on to oversee the company?s development and deployment of yet another revolutionary concept, the Six Sigma system. Continuous improvement in customer satisfaction and Motorola?s business success became the standard.? So, in 1981, the company committed to increasing the quality of its products and services by an ambitious five-fold in just five years.

Mr. Germain notes proudly that the company achieved its aims in just a few years, laying the foundation for the Six Sigma culture. To achieve Six Sigma, Motorola set a target of no more than 3.4 defects per million for every important aspect of the company.? Under Mr. Germain?s leadership, the company achieved major breakthroughs in such areas as engineering, manufacturing, finance and distribution resulting in Motorola earning the first-ever Malcolm Baldridge National Quality Award, established by the Reagan Administration in 1988. The company?s leadership in establishing measurable, rigorous quality standards led to over 75 quality lectures presented by Motorola personnel before audiences of over 110.

Another important success, achieved while Mr. Germain was Assistant General Manager of the company?s Communication Sector, was its entry into the previously impenetrable Japanese telecommunications market.? Mr. Germain notes that ?Japan had a lot rules that made it difficult to do business.? I was placed in charge of a program to break into the potentially lucrative paging market.? Mr. Germain wrote a letter to a high-ranking Nipon Telegraph and Telephone (NTT) official stating that Motorola was interested in selling NTT its popular pagers.? The letter produced an invitation to visit and with the help of innovative product development, the U.S. Embassy in Japan, Motorola?s Washington office and the U.S. State Department, the stage was set for NTT to buy Motorola equipment ? marking an important new era in U.S./Japan collaboration.? ?This success confirmed the use of techniques that were later embodied in the Six Sigma program,? remarks Mr. Germain.

Mr. Germain was involved in another important development: the rise of cellular radio. He led a team that installed a comprehensive cell radio system in Washington, D.C. and developed demonstration projects to prove the feasibility of cellular radio.

After retiring in 1988, Mr. Germain consulted to numerous major companies and one top university, Purdue, that sought his assistance in implementing the Six Sigma model. He notes that three of those businesses went on to win the Malcolm Baldridge award.

As a training ground for inventive, dedicated engineers, UConn has produced many world-class individuals, not least Dan Noble and Jack Germain, two electrical engineers whose technological legacies and contributions at Motorola will surely stand the test of time.

Oscar 'In Memoriam' Omits Stars Of 'Grease,' 'Rambo'

Jeff Conaway, character actor Charles Napier and 'Batman' star Michael Gough among those left out of segment on Sunday's show.
By Gil Kaufman

Some people watch the Oscars to see the pretty dresses, look for potential nip slips, revel in the weepy acceptance speeches, root against the leading contenders and yes, a few even tuned in for host Billy Crystal's paint-by-numbers movie spoofs.

But then there are those of us who wait for the annual "In Memoriam" segment that pays tribute to those the movie world has last over the past year, eager to see who has been omitted. In the past two years, that list has included "Airplane!" star Peter Graves and "Lost Boys" actor Corey Haim. In 2010, some fans were outraged that former pin-up and "Charlie's Angels" star Farrah Fawcett (who appeared in films including "Logan's Run" and "Dr. T and the Women") was left out while singer Michael Jackson made the list.

You can't always include everyone, and while this year's list hit the high points with tributes to such greats as Elizabeth Taylor, Whitney Houston, Apple co-founder Steve Jobs and director Sidney Lumet, it did, alas, miss a few bold-faced names.

Among the most notable was the classic character actor Charles Napier, who died in October at age 75. From the "Blues Brothers" to "Philadelphia," "Silence of the Lambs," "Rambo: First Blood II" and "The Cable Guy," Napier was the go-to guy for the craggy tough guy with a heart of gold, or steel.

Another star missing from the tribute was Bubba Smith. Though best-known earlier in life as an imposing defensive end who played in two Super Bowls during a nine-year NFL career, Smith reinvented himself in the late 1970s and 1980s as a comedic actor with roles in the six "Police Academy" films as Cadet Moses Hightower and in other comedies including "The Naked Truth" and "The Silence of the Hams." In addition, he posted a slew of TV appearances on series including "Good Times," "Sabrina, the Teenage Witch" and "Family Matters."

His later years were marred by a deadly drug addiction, but actor Jeff Conaway earned his spot in Hollywood history by playing the swaggering Kenickie in the smash 1978 movie musical "Grease." He would never reach those heights again on the big screen, appearing in a string of B movies including "Almost Pregnant," "Alien Intruder," "Bikini Summer II" and "L.A. Goddess," but he made his mark again on TV as the lovable Bobby Wheeler in five seasons of the series "Taxi."

For lovers of the rebooted "Batman" big-screen franchise, the omission of character actor Michael Gough was a crime. The Englishman, who appeared in more than 150 movies, began his career in 1948 with a small role in "Anna Karenina" and worked consistently until his death last March at the age of 94, introducing himself to a new generation in 1989 in Tim Burton's "Batman" as unflappable butler Alfred Pennyworth. Gough would reprise the role three more times and end his career with a voice-over part in Burton's 2010 remake of "Alice in Wonderland."

In addition, after leaving her off last year following her death just weeks before the 83rd Oscars, the Academy once again passed over French actress Maria Schneider, who became famous for her career-making (and some say breaking) role as Marlon Brando's sexual obsession in 1972's "Last Tango in Paris." One bigger-than-life star the Academy also managed to miss was the buxom Z-movie superstar Tura Satana, who also passed away just weeks before last year's Oscars. The cult movie object of obsession appeared in Russ Meyer's classic 1965 jigglefest "Faster, Pussycat! Kill! Kill!" as well as such other drive-in fare as "The Astro-Zombies," "The Doll Squad" and Rob Zombie's 2009 "The Haunted World of El Superbeasto."

The MTV Movies team has the 2012 Oscars covered! Keep it locked at MTV.com for updates on the night's big winners and the best red-carpet fashion.

The nurses of the 21st century are too preoccupied doing ?doctor things? such as writing charts or attending to medical concerns, and when they aren?t doing that, they would be dealing with their patients? insurance companies. There isn?t, and hasn?t been, much opportunity for nurses give their patients massages for some time. Some believe that massage is crucial to the healing process and not only in a hospital atmosphere either.

Massages in general and specifically full body massages, have become increasingly popular over the years. The art of massage is piquing the interest of more and more people, who now make it a point to get a regular massage from time to time. Va. lawmakers halt anti-abortion 'personhood' bill

Virginia lawmakers on Thursday shelved until next year a measure ultimately aimed at outlawing abortion by granting individual rights to an embryo from the moment of conception.

    7. The Death Zone: Increasingly deadly world of extreme skiing

The state Senate voted 24-14 to send the so-called "personhood" bill back to a committee to be taken up again in 2013.

The move effectively killed the bill for this year.

Va. lawmakers scale back controversial abortion bill

Last week, the Republican-controlled House of Delegates voted 66-32 in favor of defining the word person under state law to include unborn children "from the moment of conception until birth at every stage of biological development."

Republican Delegate Bob Marshall, an abortion rights opponent who introduced the legislation, said the 1973 Roe v. Wade Supreme Court decision legalizing abortion in the United States would not have been rendered if Texas state law had regarded the unborn as a person "in the full sense."

"So this is a first step, a necessary step, but it's not sufficient to directly challenge Roe," Marshall said in a phone interview.

A spokesman for Republican Governor Bob McDonnell said the governor would review the measure if the Senate sent it to his desk but did not give any insight into whether McDonnell would sign it into law.

Virginia's approach differs from failed attempts to define a fertilized egg as a legal person in Colorado in 2008 and 2010, and in Mississippi in 2011 where voters rejected the measure.

Virginia's effort avoids involving a constitutional amendment like those states, instead seeking changes throughout the legal code, said Elizabeth Nash, public policy associate at the Washington-based Guttmacher Institute, which studies reproductive health issues.

But she said the intent was the same, with the measure ultimately aimed at banning abortion, contraception and infertility treatment.

"Should this bill become law, it could have a far-reaching impact on women's access to health care," Nash said. "No state, as yet, has adopted anything like this."

Marshall said the measure did not have the authority to ban birth control or infertility treatment.

"Let's just say that the imaginations of the opponents are fertile, but their arguments are sterile," he said.

Story: 7 states sue over Obama birth control coverage rule

Ted Miller, a spokesman for abortion rights supporter NARAL Pro-Choice America, said state Republicans pushing the Virginia measure had hoodwinked voters after campaigning on the economy and jobs before last autumn's general election, when the Republican Party gained seats in the General Assembly.

"That agenda is out of touch with the values and priorities of Virginians, as well as Americans across the country," Miller said.

Similar legislation failed last year in the Virginia Senate, which was then controlled by Democrats.

(AP) ? Afghan President Hamid Karzai appealed for calm Wednesday after clashes in several cities between Afghan security forces and protesters furious over the burning of Muslim holy books at a U.S. military base left seven people dead.

The anger over the Quran burning has sparked two days of protests across Afghanistan and tapped into anti-foreign sentiment fueled by a popular perception that U.S. and Western troops disrespect Afghan culture and Islam. The demonstrations prompted the U.S. to lock down its embassy and bar its staff from traveling.

The Afghan Interior Ministry said in a statement that seven people were killed ? four in clashes in the eastern province of Parwan, one at a U.S. base outside Kabul, and one each in Jalalabad and Logar provinces. It said an investigation was under way to determine what happened.

"The people have the right to protest peacefully, but I appeal to my countrymen not to resort to violence," Karzai said in a statement. He also called on the Afghan security forces to protect the protesters, not battle them.

Karzai said he shared the Afghan people's pain at hearing of the Quran desecration, but asked them to "please be patient and wait for the end of the investigation."

The demonstration in Kabul drew thousands of protesters who chanted "Death to America," hurled rocks and set tires alight outside a complex that is home to foreign contractors, police and some coalition military forces. Nearby, angry demonstrators set a fuel truck ablaze on a main highway running east out of the city, sending black smoke billowing into the air.

The U.S. apologized Tuesday for burning the copies of the Quran, which had been pulled from the shelves of the Parwan Detention Facility, adjoining Bagram Air Field, because they contained extremist messages or inscriptions.

U.S. Gen. John Allen, the top commander of American and NATO forces in Afghanistan, said after the books had been mistakenly given to troops to be burned at a garbage pit without realizing it.

"It was not a decision that was made because they were religious materials," Allen said Tuesday, one day after Afghan workers at the garbage pit found the books. "It was not a decision that was made with respect to the faith of Islam. It was a mistake. It was an error. The moment we found out about it we immediately stopped and we intervened."

A Western military official with knowledge of the incident said it appeared that the copies of the Quran and other Islamic readings in the library were being used to fuel extremism, and that detainees were writing on the documents to exchange extremist messages. He spoke on condition of anonymity because he was not authorized to release the information.

As Wednesday's rally in Kabul turned violent, city police chief Mohammad Ayub Salangi arrived at the scene with hundreds of reinforcements who broke up the protest.

"They have the right to demonstrate, but they have to do it in accordance with the law," said Salangi's deputy, Daud Amin. "It is their right to demonstrate. ... We are also Muslim and we say it was a wrong action from the Islamic point of view."

Several miles (kilometers) away, hundreds of protesters were throwing rocks at Camp Phoenix, a U.S. military base, said Kabul provincial police spokesman Ashmatullah Stanekzai. Shots were also fired in the air at Camp Phoenix.

After the Quran burning was made public Tuesday, more than 2,000 Afghans protested outside the Bagram air base near the capital.

In Parwan, provincial police chief Akram Bigzad said about 2,000 protesters were demonstrating outside a district headquarters when some of them opened fire with weapons.

"In the crowd there were rebels and Taliban who had weapons. They opened fire and fighting started. Four were killed and 10 were wounded. They are Talib," Bigzad said.

A protest in Logar province also turned violent after someone in a group of about 300 demonstrators opened fire on police. Police returned fire, killing one protester, said provincial police chief Gen. Ghulam Sakhi Roogh Lawanay.

Two protesters and two police officers were also wounded, he added. He said the protesters had come from neighboring Wardak province, an insurgent hotbed.

Lawanay said a protest by about 400 people in Logar's capital Pule Alam ended peacefully.

Introduction To Indian Taxes ? A Brief Guide | NY Essay

A. Introduction
India taxes Indian source income as well as the foreign source income of its residents, subject to tax treaty and other relief. The foreign source income of non-residents or individual persons not ordinarily resident in India is only taxed if received in India. In certain circumstances, income arising outside India may be deemed Indian income.

The tax system is schedular. Taxable income is ascertained according to the rules for the particular class of income and then aggregated to determine total taxable income. Tax changes are introduced by annual Finance Acts preceded by the ?Budget? statement, usually in February. The ?previous year? basis of assessment is used.
The tax year ends on 31 March for all taxpayers.
B. Types of taxes
Besides income (including capital gains) taxes, India levies taxes on wealth. Wealth tax is levied at 1% on amount in excess of Rs 1,500,000. Foreign nationals are taxed only on their Indian wealth. There is no gift tax and death duty.

Indirect taxes include excise duties, service tax, central value added tax (VAT) covering manufacturing activities and local taxes e.g. sales tax, property tax, octroi and state excise taxes and state VAT covering trading of goods. Customs duties are levied on imports at specified tariff rates. Transfer of assets attracts stamp duties.
C. Residence rules
The Indian Income Tax Act, 1961, classifies every taxpayer (individuals and companies) as either resident or non-resident. Individuals can have ordinary resident status as well. Individuals resident and ordinarily resident in India pay income tax on their worldwide income. Non-residents and Resident but Not Ordinarily Residents pay Indian income tax on Indian source income and on foreign income if received in India.

Global demand for Islamic Finance model | World Finance

Qatar International Islamic Bank?s (QIIB) continual pursuit of excellence in servicing its customers through the sustained growth and development of its Sharia-compliant products, services and distribution channels, has been recognised by World Finance magazine as the Best Islamic Bank, Qatar ? 2012 in its Islamic Finance 2012 awards.

The bank?s sustained growth and development is a testament to the capability and consistency of its management team, guided by the Bank?s Chairman and Managing Director, HE Sheikh Dr Khalid Bin Thani Bin Abdullah Al-Thani and its Chief Executive Officer, Abdulbasit A Al-Shaibei, both having been at the bank for the last 10 years.

Growth in the MENA region
As recently as five years ago, the Islamic finance industry was still viewed by some as an infant industry. However, the industry has developed significantly in recent years to establish itself as a globally viable alternative to the conventional finance industry. QIIB?s pursuit of excellence in Islamic financing is driven as much by the shareholders? vision to promote the growth of Sharia-compliant businesses, as it is to generate returns for its customers.

Also, our success is attributed to the continuous economic growth of Qatar. This has helped the bank to develop into a well-recognised brand with a reputation for true compliance to Sharia principles in the conduct of its financing and investment activities.

Besides its strong domestic presence, QIIB also has a chain of strategic partnerships and alliances that include the other businesses in Doha: Islamic Tasheelat Company, Mackeen Real Estate Investment and Development Company and the Islamic Securities Company. Building on its strong domestic growth, QIIB also continues to seek out regional opportunities elsewhere with strategic partners and alliances in the MENA region.

Backing the right people
QIIB recently upgraded its core banking system to the Equation Fusion, which is the latest state-of-art system from MISYS. Also, we have now upgraded our SWIFT Alliance access to version 7.0, which is the latest upgrade in international financial telecommunications.

QIIB continues to participate in and contribute to the development of Qatar?s national economy by supporting the national government?s growth and development initiatives such as the Al Dhameen programme, which was established by the government through Qatar Development Bank (QDB) to develop the small-to-medium enterprise (SME) business sector. The programme functions by enabling QIIB to provide financing facilities to SMEs with the support of a guarantee provided by QDB up to a maximum value of 85 percent of facilities up to a limit of $2.7m.

In the announcement of the bank?s year-to-date Q3 2011 results, which grew by 20 percent when compared to year-to-date Q3 2010 results, HE Sheikh Dr Khalid underlined the importance of the staff?s contribution to the good performance of the bank, thanking them for their efforts. Recognising, though, that its corporate social responsibilities extend beyond government mandates, QIIB also actively engages with local communities through its own initiatives. As a policy, 2.5 percent of net profit is funded towards supporting local community for various social and cultural activities.

Qatar?s strong future
QIIB Chairman and Managing Director HE Sheikh Dr Khalid Bin Thani Bin Abdullah Al-Thani said the bank?s net profit reached $138m in Q3, 2011 compared with $115m in the same period last year. This shows a growth rate of 20 percent. The CEO, Abdulbasit A Al-Shaibei, said the bank?s total assets stood at $6.1bn in Q3, 2011 compared with $5bn in the end of last year.

This indicated an increase of 22 percent. The bank?s financing portfolio grew to $3.17bn which represents 26 percent growth in Q3, 2011 compared to the end of last year. The bank?s capital adequacy ratio under Basel 2 stood at 27.96 percent in Q3, 2011. This attests to the banks solid risk management activities.

The bank?s continuing strong performance is very much linked with Qatar?s economy, which the International Monetary Fund has forecast to be one of the best performing in the world and will maintain strong growth in the coming years. As Sheikh Dr Khalid had stated in the announcement of QIIB?s Q3 2011 results, the growth and strength of the national economy is due to the wise policies being pursued by HH the Emir, Sheikh Hamad Bin Khalifa Al-Thani and HH the Heir Apparent, Sheikh Tamim Bin Hamad Al-Thani, and their wise leadership will continue to develop the national economy as strongly as has been forecast.

QIIB?s strengths as an Islamic financial institution, together with the Qatar government?s strong foresight and support, were recognised earlier in the year with the assignment of QIIB?s inaugural credit ratings by Moody?s and Fitch of A3 (Stable) and A- (Stable), respectively. As Abdulbasit A Al-Shaibei mentioned at the release of the bank?s Q3 2011 results, the ratings are ?a clear reflection of QIIB?s strong financial fundamentals?, which provide a firm foundation for QIIB?s further growth in the coming years in light of the bright outlook ahead for Qatar?s economy.

Tricks to Follow in Commercial or Retail Property Management ...

When you work in commercial property management, or retail center management, you will find that every day is very busy. On that basis you need to systemize your activities and work to a plan.

The demands on the time of a commercial or retail real estate office are always significant. Each day you will find yourself doing the following:

  • Chasing down rental arrears relative to the tenants leases
  • Implementing new lease documentation following the successful lease negotiation over a vacant area
  • Coordinating with leasing agents to ensure that a vacant premises are successfully marketed
  • Reporting to landlords on current issues relating to the maintenance of the property or the financial performance
  • Implementing maintenance activities on a day to day basis
  • Working with maintenance contractors to ensure that the plant and machinery within the property performs successfully
  • Communicating with tenants regards property activity and ensuring that their occupancy and the tenancy mix performs to plan

So every day is a busy day. This says that you need to systemize your activities and be very consistent with your record keeping.

Here are some tips for improving your business processes and controlling the very busy career that you have chosen:

  1. Given that you will always be busy, it pays to start your working day early. Any documentation and paper work can be successfully controlled when the mind is fresh and alert. This will normally be in the first few hours of the day. Personally I have found this to be in the timeframe of 7.00 AM to 11.00 AM.
  2. Any property inspections can occur in the afternoons, together with the need to catch up with landlords or tenants in meetings.
  3. Non urgent telephone calls should be pushed beyond 11 am for your attention then.
  4. Emails can derail your day so scan them quickly when you first enter the office and only attend to the very urgent things before 11 am.
  5. Always keep a record of conversations and instructions from the people that you deal with or talk to. The conversations and connections that you have with people every day will be many. That being said, you should not allow meetings and discussions to derail your plans and personal daily system. A property manager that works in an unorganized fashion without due regard for accuracy will destroy the performance of many a property. Ultimately the landlord suffers.
  6. The lease documentation forms the backbone of property performance. Given this fact, you should accurately maintain lease documentation and stay ahead of any critical dates coming from the documentation. Computer Software will help this process however personal diligence is required to follow through.
  7. The rental monies paid by tenants are critical to the cash flow of the landlord. The more tenants and properties that you manage, you will find that the rental arrears checking process becomes more complex and detailed. Each morning you should be checking the arrears status report relative to the tenancy mix and the leases that you manage. If any default situations arise, it pays to take action immediately. Always take notes of your activity in this regard.
  8. Each month you will be doing some form of written and financial reporting to the landlords that you act for. The reports should be accurately checked against the actual activities within the property. Any computer generated financial reports should be carefully reviewed against lease occupancy and lease documentation. There is nothing more embarrassing than sending out inaccurate financial reports.

The organized property manager has a greater opportunity of staying ahead of the workload. When systems fall apart, property performance and tenancy mix management suffer. Do not let this happen to you.
